Introduction.
Reconstruction of buildings and structures is their reconstruction in order to partially or completely change the functional purpose, install new effective equipment, improve the development of the territory, bring it into line with modern increased regulatory requirements.
Reconstruction has become one of the main areas in the field of capital construction. Its volumes are steadily increasing. The design and execution of reconstruction works differ significantly from the process of creation of new buildings and structures;
- significant heterogeneity, dispersion and fineness of works performed at this reconstruction facility;
- implementation of a complex of works not inherent in the new construction (dismantling of structures, their reinforcement, replacement of individual structural elements or main load-bearing structures with highly worn ones.);
- performance of works mainly in cramped conditions, which has a significant impact on the overall organization of works.
The reconstruction of buildings and structures is carried out during the technical re-equipment of enterprises, however, in this case, the cost of construction and construction should not exceed 10% of the total investment.
Difficulties arise in the reconstruction of commercial buildings due to the need to ensure a minimum stop in trade. Therefore, it is necessary to use special methods of reinforcement, disassembly, installation of structures that minimize the shutdown of the shopping center.
Work on the reconstruction of buildings and structures is characterized by increased labor intensity in 25... 30% compared to new construction. Thus, it becomes necessary to adjust the labor standards of workers of the construction organization.
On the other hand, the total time spent on reconstruction is 1.5... 2 times less than on new construction. This contributes to the fastest commissioning of production facilities, residential and public buildings, accelerating the solution of economic, social and urban problems.

The facility is located next to the school and kindergarten, so it was decided to build an attic floor and place a children's cafe and winter garden in it to attract visitors. In the absence of other entertainment facilities, reconstruction becomes economically attractive. Also, the owner of the store believes that the opening of the cafe will attract additional customers to the already existing shopping center .
The main goals of the reconstruction are: to solve the problem associated with the financing of the project
- increase the economic attractiveness of the facility;
- increase the economic efficiency of the facility;
- attract new visitors;
- improve the appearance of the building;
To achieve the goal of reconstruction, it is necessary to solve a number of the following tasks:
- Build a mansard floor and arrange a cafe in it;
- strengthen existing structures;
- Improve the energy efficiency of the building;

Consider the main advantages of renovating this building:

- there will be no problems with the delivery of materials;
- the appearance of the building will improve;
- the lack of sufficient land nearby for the construction of a new cafe building - another plus in favor of reconstruction;
- The cafe will attract additional visitors to the mall, which is also economically attractive.
At the same time, the project has a drawback due to the temporary inconvenience of the shopping center during construction work.
Chapter 2. Investment Project Evaluation
Today, the owner of this territory is a private person who uses this building as a shopping center. The current owner is the customer of this project. Financing of all construction will not be very expensive and will be carried out as construction work is carried out. All expenses are borne by the owner of this building. Since it is planned to use the latest technologies in the energy and resource supply of the building, organizations engaged in the development of these technologies and devices can act as investors. Thus, they will receive good advertising of their products and technologies. After the reconstruction of the building, the spent funds will pay off quickly enough for the reasons given earlier.
Chapter 3 Planning and design solution of the facility.
The shopping center building is in good condition, but due to the increase in load from the attic floor and the customer's desire to reduce the costs of heating the building, the following events are required:
- insulation of walls (heat engineering calculation);
- reinforcement of the foundation;
- attic superstructure;
- replacement of the roof;
Building Structures:
Walls:
- external - load-bearing bricks 640 mm thick
- internal - load-bearing bricks 4000 mm thick
- partitions with thickness of 120 mm.
Foundation: tape, prefabricated, concrete. The foundation is located under all structural walls.
Chapter 4. Organization of works
One of the requirements of our time, which is imposed not only on the reconstruction of buildings, but also on all construction work, is environmental safety. Therefore, it is necessary to control the mass of parameters - noise level, gas content, dust content, explosion safety and fire safety, preventing the occurrence of situations that threaten human health and environmental cleanliness. When developing the construction organization project, the mode of operation of the shopping center is taken into account, the stages of reconstruction work are linked with the work of the shopping center. The work of the shopping center will be suspended only at certain (dangerous) moments of construction as it should be remembered about the increased danger of some construction work. A number of safety requirements are imposed on the reconstruction of buildings and structures for purpose. This is the implementation of measures to ensure the stability and strength of the building in general and the retained load-bearing structures and foundations, in particular, ensuring the safety of transportation of structures and building materials, the development of a set of measures to ensure the safe joint work of existing trading premises and construction units .
Conclusion
After the reconstruction, a children's cafe with a winter garden was opened. According to the results of the reconstruction, we can say that a number of tasks that were set have been completely solved;
- all structures were replaced with more modern, light, with high heat transfer resistance;
- the appearance of the building has been improved;
-purpose measures to save energy resources of this production premises;
- existing structures have been reinforced;
After all that has been done, we can conclude that the economic attractiveness of the now entertainment center, as well as its profitability, has increased markedly. The cost of maintaining the building decreased significantly as some of the most modern materials and the use of modern technologies for saving energy resources were installed. After the opening of the institution, new jobs appeared. After analyzing the project, we can say that the effectiveness of this reconstruction is very high.
