1. Introduction

10 years ago, low-rise construction (construction of cottages) occupied only 6% of the total housing commissioning in Russia. But in recent years, the situation has changed dramatically: the volume of construction of low-rise buildings has crossed 56% of the border, suburban housing has ceased to be accessible only to wealthy citizens, and low-rise construction itself was a significant anti-crisis measure, the main engine of the construction industry .

Today, more than 100 projects of low-rise cottage villages in various constituent entities of the Russian Federation are being prepared for implementation. The National Agency for Low-Rise and Cottage Construction (NAMiKS) and large Russian developers, reoriented from high-rise to low-rise, are actively involved in this program.

A characteristic feature of low-rise house building, which officials repeatedly emphasize, is the use of energy and efficient technologies. It is the maximum number of new products in the field of construction that, in their opinion, will increase interest in economical country houses. According to experts, various thermal insulation materials and structures, modern heating, ventilation and air conditioning systems are planned to be used in the construction of energy efficient houses. Additional insulation of the facade and roof, LED products, electric (heat) pumps and other energy-saving household appliances will also be widely used, which will reduce the cost of operating the house by 22.5 times.

Cottage construction gives a person more than a house - it gives him comfort and reliability. Cottage construction gives you a feeling that you are firmly standing on the ground, a feeling of support under your feet. Modern autonomous heating and water supply systems, which replaced centralized services and which are constantly used in cottage construction, have proven to be much more economical and much more convenient for tuning to individual needs.

Cottage construction allows a person to cease to depend on neighbors on all four sides of his small apartment in a panel multi-storey building. Cottage construction allows him to no longer sprinkle early Saturday morning from the fact that his neighbor decided to work as a drill. Cottage construction makes it possible to have as clean a courtyard as you yourself are ready to maintain order in it, and not how neat neighbors will allow it to have.

The fact that the future of Russia is for low-rise real estate was recognized by state authorities. From now on, the construction of cottages is the inheritance of not only commercial organizations and individuals. The state will also build individual housing and create conditions for the development of this segment of the market.

2.2. Functional requirements

The cottage is designed for a family of 4-6 people.

The living room is designed for guests, active recreation of family members and can also serve as a room for eating.

The bedroom is a room for passive rest (sleep) of family members.

The office is intended for working and creative activities, it is also possible to use it for recreation.

The kitchen-dining room serves for cooking and eating.

The bathroom and bathroom serve for personal hygiene of family members.

The hall of the 1st and 2nd floors are designed for communication between rooms.

The wardrobe is used to store household supplies, outerwear and shoes.

4. Justification and characteristics of the adopted design solutions

4.1. Bases

The project adopted a monolithic foundation of the tape type - it is a continuation of the walls below ground level and is located along their entire perimeter. To transfer stresses corresponding to its standard pressure to the soil, extensions of the lower part of the foundation are provided - cushions, which are installed directly on the base. Foundation laying depth 1050 mm.

Waterproofing: vertical - coating with hot bitumen in 2 times; horizontal - two layers of ruberoid glued with bitumen mastic
