1.3 Obyemnoplanirovochny decision.
General provisions.
The technological part of the project of the physical education and recreation complex "BRIZ" in Chechersk was developed on the basis of the task for the design and architectural and planning solutions in accordance with the requirements of SNiP2.08.0289 "Public buildings and structures" and the manual to SniP2.08.029
Structure and composition of the building.
The structure of the sports and recreation complex building is defined by the design assignment and is represented by the following main functional groups:
The premises of the fitness complex are divided into three main areas of accessibility. The first zone includes customer rooms and sports rooms, where there is a direct reception of visitors.
The second zone includes operating departments, premises associated with the development and storage of sports equipment, and premises for sports.
The third zone includes a cash register, security rooms and security services.
On the ground floor there are also: administrative rooms, registration, dressing room, rooms for trainers and staff, laboratory, doctor's office. On the second floor there are sports halls (a large bath hall, a small bath hall), pantries, showers, locker rooms for adults and children.
Floor connections are provided by stairs.
Visitors move between the first and second floors by staircase.
Equipment, furniture and equipment.
The project envisages equipping the complex with modern domestic and imported equipment and furniture
Foundation-soles from prefabricated concrete slabs according to B1.012.1-1.99 series.
Walls are supported by foundation blocks.
The external walls of the building are made of mudstones as per STB 111798.
Internal walls from gas-silicate blocks as per STB 12282000.
120 and 65mm thick partitions - ceramic brick according to STB 116099.
Partitions 100 and 240mm thick - of cellular concrete blocks as per STB 111798.
Stairs-prefabricated reinforced concrete marches according to the series 11.151.16, effect.1, prefabricated reinforced concrete platforms according to the series 1.152.1-8 effect.1 stages according to GOST 8717.184.
Ceilings and coverings - from prefabricated iron-concrete multistage slabs according to the B1.041.1-1.2000 series, 1... 4.
The roof is rolled.
Floors-ceramic tiles, linoleum, concrete, dirt (in the basement).
External metal doors according to B1.036.2.16.00.
Internal wooden doors as per STB 113898.
Fire doors and hatch as per STB 13942003.
1.4 Exterior Finishes
As an external finish, plaster is used for selicate stone produced by the Gomel KSM with subsequent painting with microporous facade paint based on plaolite resin SOFRAMAP (TU RB 37337645.00199), as well as insulation of individual wall sections by the "Thermosube" method with application of finishing plaster composition SAMRAPKRAPORONIT with subsequent facial painting. Paint the reinforced concrete elements of the facades with facade paint SOFRAMAP.
1.5 Interior Finishes
Oil paint, wallpaper according to GOST 681086, ceramic tiles according to GOST 614191 are used to finish internal walls and partitions.
In floor covering it is used: linoleum according to GOST 1810880, ceramic tiles according to GOST 678790, mosaic concrete on staircases.
Windows and balcony doors are made as per STB 93993, doors - as per STB 113898.
1.6 Constructive solution
Bases
Foundations - ribbon, of prefabricated reinforced concrete elements.
During the operation of the building, it is necessary to monitor the deformations of the base, foundations (precipitation, shifts, rolls).
The most vulnerable places of the building below zero elevation (floor level of the 1st floor) are subject to regular monitoring:
- mating of the base with the pavement (pavement);
- horizontal and vertical waterproofing of the basement walls (technical floor);
- finishing layer of the walls of the basement of the building;
- mating of longitudinal and transverse walls of the basement (technical sub-floor).
The appearance of water in the basement and the technical underground, both rain and engineering, is unacceptable. In the event of an accident of water-carrying utilities, measures should be taken to pump water in order to prevent it from falling under the foundations.
Drainage trays and drains shall be regularly cleaned of snow, ice and dirt.
During operation, it is forbidden to cut off soil near the building, store materials near the walls of the building, allow flooding of the bases or stagnation of water, plant trees closer than 5 m (if there are fire passages - closer than 12 m) and shrubs - 2, 0 m from the external walls.
Excavation in the immediate vicinity of the building, especially below the base of the foundations, can be carried out only by special permission.
Floors
Floors - linoleum, tiles. In the floor structure, gypsum board elements of the "Knauf" superpole floor are used .
During floor operation it is necessary to ensure cleanliness and serviceability of waste water receivers and to observe the design slope of floors in the places of their installation.
In rooms where accumulation of liquid on the floor is possible, it is necessary to ensure a serviceable state of waterproofing of the floor and areas of its abutment to the walls at a height exceeding the level of the liquid surface, and take measures to immediately remove it from the floor.
During floor operation, the areas most susceptible to wear and damage should be inspected:
- places of conjugation of different types of floors;
- points of intersection of floors by engineering communications .
Exterior walls
External walls - gas silicate blocks manufactured by OJSC "Zabolova" for glue.
During the operation of buildings that have wet and wet rooms adjacent to the external walls, the condition of the external surface of the walls should be monitored.
During inspections of the facades, it is necessary to monitor the attachment of architectural parts and lining, drainage pipes, billboards and sections of walls exposed to stormwater.
It is not allowed to finish the external walls with materials that do not meet the requirements of sanitary and fire safety standards.
The exterior walls of the building shall be protected from condensation moisture.
The increase in humidity of the building wall materials caused by atmospheric precipitation should be prevented by maintaining the roof, gutter pipes, funnels, troughs, cornice coatings, points of attachment of the parapet fence posts to the roof structures, external casts of window openings.
The damaged finishing layer of the building facade must be restored in a timely manner. Simultaneously with the restoration of the finishing layer, it is necessary to carry out the entire complex of works, including repair of linear coatings, drainage devices, painting of the outside of window fills and doors.
When freezing sections of the wall appear, dark mold spots are formed on the inner surface of the wall. In this case, according to a specially designed project, you should make insulation of the wall structure.
Internal walls and partitions
Partitions - from gas silicate blocks, bathrooms - from ceramic brick.
During the operation of buildings, it is not allowed to reduce the soundproofing properties of internal walls and partitions.
When replacing or moving walls and partitions, their fire resistance limit is adopted according to SNB 2.02.0198 "Fire-technical classification of buildings, building structures and materials."
It is prohibited to pierce openings in walls and partitions without developing design solutions and conducting their approvals in the established manner.
External and internal wall vulnerabilities shall be monitored on a regular basis:
- room angles adjoining external walls;
- spacers and jumpers;
- places of floor slabs resting on walls;
- joints of conjugations of window and door fills with walls;
Floors and Sites
Floors and platforms are made of prefabricated reinforced concrete elements .
During operation of buildings, there is no permission to wet the inter-floor floors.
Works on laying or repair of utility utilities associated with violation of the integrity of the load-bearing structures of floors must be carried out according to the design documentation agreed in accordance with the established procedure.
During operation of work platforms for equipment maintenance it is not allowed:
- store construction materials and equipment on them;
- clutter the passages and stairs leading to them;
-Cut holes or individual subassemblies.
The surface of platforms, transitions and stairways shall be rough, excluding the possibility of sliding.
Coverings, roofs, roofs
The roof is rolled, the roofing material is bipolycrin.
During building operation, damage to the steam insulation layer of the coating is not allowed.
Warm coatings or attic floors shall be protected from condensation moisture.
During operation of coating structures and roofs it is necessary to:
- regularly clean roofs from process dust, debris, snow and prevent damage to roofing structures (layers);
- check the condition of the roof coating and the tightness of its hydro-insulating layers, the reliability of the roof attachment to the bearing structures of the coating and do not slowly eliminate all detected defects;
- prevent damage leading to corrosion of steel roofs;
- when cleaning roofs and their repair do not allow bulk (loads) exceeding the normative values of loads on coating structures.
The coatings shall provide reliable removal of atmospheric water. Accumulation of water at walls, foundations or excessive wetting of materials of building structures is not allowed.
It is forbidden to provide slopes of flat roofs for water discharge due to the arrangement of additional layers of ties along the existing roof.
During operation of roofs, serviceable technical condition of drain (water receiving) pipes and funnels shall be ensured. All parts of steel funnels shall be rust free and coated with anti-corrosion composition.
Roofs made of rolled and mastic materials shall comply with the requirements of NSS 5.08.012000 Roofs.
Roll roof carpet must have no damages, peels, and its surface must be even, without swelling and leaks of mastic in the seams.
The roof surface shall have a protective coating.
In the endowments, on the skate, in the places of height difference and abutment of the roofs to the parapets, in the places of pipe passage, at the temperature joints, the layers of the main roof carpet should be strengthened.
During operation of the roof, the following characteristic faults can be detected:
- peeling of roll carpet, occurrence of cracks and breaks,
- roll carpet sliding in places of its attachment to walls and projecting parts,
- occurrence of cracks in the carpet caused by cracks in joints of the coating panels .
- violation of plane of funnels conjugations with carpet and with risers of internal drain, clogging of funnels.
- violation of integrity of metal roofing coatings, drains
and aprons,
- violation of radio struts attachment points and their braces.
Repair works should be performed immediately upon detection of malfunctions and detection of causes of their occurrence taking into account the solutions included in the design.
Lights, windows, doors, gates
Windows and doors are wooden. Windows - manufactured by OJSC "Zaborova."
Windows, doors must be serviceable, have heat-protective, sound-insulating properties, meet the requirements of regulatory and technical documents.
Boxes, bindings, mullions and window sills, as well as lantern bindings shall have protective covering.
Do not warp wooden bindings.
It is not allowed to loosen the fasteners of window and door boxes to walls or partitions.
Leak tightness of glazing and slides of shutter elements shall be ensured by timely (as wear and ageing take place) replacement of sealing and sealing materials and articles.
Stops preventing spontaneous closing of the gate must be in good condition.
External entrance doors shall be tightly closed. Self-closing devices and door opening limiters shall be firmly fixed, adjusted and free of damage.
Visors above the entrances shall have standard slopes ensuring atmospheric water removal from the wall and a serviceable waterproofing carpet. Visor coatings should be periodically cleaned of garbage, vegetation, snow. The exposed metal parts of the visors shall be painted.
During operation the following characteristic faults can be detected:
- insufficient sealing of window and door blocks in places of adjoining walls:
- loss of elasticity of sealing gaskets,
- not density of window bindings and door canvases,
- change of slopes and drain configuration,
- contamination of the slot for water discharge in the lower binding of the window box,
- cracking of the painting layer of window and door blocks,
- malfunctions of shutoff valves.
Adjacent area
The project provides for the arrangement of access to the complex, paths, sites, small architectural forms. Water drainage - along the relief, to the storm sewer network.
The rainwater and meltwater drainage system, drainage system and inspection pits shall be in good condition and cleaned regularly.
The building area should be operated so that its layout provides the slopes from the walls and foundations of buildings necessary for atmospheric water runoff to the sewer in accordance with the requirements of regulatory and technical documentation.
Roadsides should provide water flow from the roadway and not have deformations of the roadway.
Storage in the areas adjacent to the building outside the designated areas for this purpose is not allowed.
Pavement damaged during repair of external utility networks shall be restored within 3 days, unless otherwise specified in the design documentation.
The building area shall have a network of warning and identification signs to determine the location of utility wells.
Trees should be planted no closer than 5 m from the walls of the building (if there are fire passages - no closer than 12 m), and shrubs, flower beds and lawns - no closer than 2 meters from the walls of the building. Random spaces should be removed immediately.
