Additional information

1. Volumetric - planning solution.

The size of the residential building in axes is 13800 * 36800 mm.

The building has a relatively rectangular shape. Floor height 3.0 m., number of floors - 5. The total height of the building: 16,100 m. On each floor there are four apartments. The apartments have bathrooms, utility rooms, kitchen, bedrooms .

2. Architectural - constructive solution.

The building is designed with longitudinal bearing walls.

Exterior walls: brick.

Foundations are accepted structurally .

Internal structural walls: brick.

Floors: reinforced concrete slabs with circular voids with a thickness of 220mm.

Stairways, staircases prefabricated reinforced concrete.

Coating: pitched (nasal rafter system).

Windows measuring 1470x1510 mm, triple glazing, and 1470x900 mm, triple glazing wooden.

Entrance doors, size 984 * 2085 according to GOST 24698812110.

Double room doors, size 1872 * 2371 according to GOST 662988 24-19, glazed.

Interior doors are single-room, measuring 870 * 2071 according to GOST 662988 21-9, glazed.

The floors in the kitchen are covered with linoleum, in the bathrooms - ceramic tiles, in the rooms - parquet.

The basement, made of prefabricated railway blocks, is plastered with decorative plaster.

Internal walls are painted with water-emulsion paint of light tones.

The walls of the bathrooms are lined with ceramic glazed tiles to a height of 1.8 m. Above is an oil color.

The interior decoration in the rooms and hallways is a high-quality adhesive color.

The following sanitary equipment is provided in the apartments:

Water supply system for domestic drinking water supply, design head at risers 17 m

Sewerage to the city network. Internal water drain;

Water heating, single-tube system with lower wiring. Heat carrier - water with temperature 9570 °;

Ventilation is natural;

Hot water supply from external network;

Power supply of the second category from the city network with voltage 220380 V;

Equipment of the building:

Kitchen and bathroom equipment - electric stoves, washes, toilets, baths, washbasins.

After reconstruction:

• Built an attic superstructure. The total height of the building is 20.520 m.

• Insulation of external walls was carried out using mounted ventilated facade system, using mineral wool piercings (GOST 7076) with thickness of 140 mm as insulation.

• Converted the first floor of the building into non-residential rooms, in which billiards, a gym and an office are located.

Architectural - constructive solution.

External walls: brick, thickness 640mm.

Foundations are accepted structurally .

Internal load-bearing walls 380 mm thick.

Floors: reinforced concrete slabs with circular voids with a thickness of 220mm.

Stairways, staircases prefabricated reinforced concrete.

Coating: pitched (nasal rafter system).

Mansard using a wooden rafter system.

Windows measuring 1470x1510 mm, triple glazing, and 1470x900 mm, triple glazing wooden.

Attic windows plastic three-chamber double glazing with a size of 1600x1400 mm (by special order).

Technical and economic indicators of the building.

Building TEP prior to reconstruction:

The built-up area is 321.15 m2;

The number of apartments is 30 units;

Living area 221.47 m2 on the floor, total 1085.32 m2

Total area 1680.75 m2

Ratio of living space to total 0.69

Construction volume 321.15 * 5 * 3 = 4817.25 m3;

TEP after reconstruction:

Building area 371.16 m2;

The number of apartments is 33 units;

Residential area 1314.3 m2

Total area 2145.86 m2

Working area 306.9 m2

Ratio of living space to total 0.52

Ratio of construction volume to working area 19.82

Construction volume 371.16 * 6 * 3 = 6680.88 m3.
