Introduction

The architectural appearance of the capital is currently largely determined by the houses of the first industrial series. Nevertheless, Moscow is rapidly transforming and is good. Modern comfortable residential buildings build entire blocks, erect residential complexes. Five-story buildings, the structures of which are morally and technologically outdated, are demolished. At the same time, the problem of reconstruction of five-story buildings, the wear of the main structures of which does not exceed 10-15%, has not been solved. A successful example of the implementation of the project for the reconstruction of the five-story building of the I-511 series is the house on Khimki Boulevard in the North-Western District of Moscow.

Every fourth square meter of housing in Russia falls on a five-story building. In Moscow - one in six. In 2003, 237 five-story buildings and buildings belonging to the dilapidated fund were demolished in the capital. But not all five-story houses of the initial period of industrial house building are so worn out and morally outdated that they are unsuitable for housing and require demolition. Houses of the K7, 1605 AM, 1MG300, II-32, II35 series are doomed to liquidation. According to statistics, this is just every third five-story building in Moscow .

A series such as I511, according to the results of the examination, can last more than 50 years. After reconstruction, this period will increase by decades, and residents will receive successful modern housing.

Currently, there are no economical and sufficiently effective methods for the reconstruction of five-story buildings. Some projects for the reconstruction of houses of the permanent series I515, I-511, I510 have not yet been implemented. Options providing for the superstructure of attic floors are not yet widely used, since this requires attracting significant funds and does not solve the problems of moral wear and tear of buildings (lack of elevators and garbage trucks, small meters, unsuccessful planning of apartments).

The construction time of the building dates back to the period of the history of the USSR, when the architecture of the second quarter of the twentieth century was considered "ostentatious" and "replete with great excesses." Then it was decided to build inexpensive housing for the industrial population of the country. Most houses were built without an elevator (up to five floors), with low floors and with combined bathrooms, in brick or panel design. The buildings spoiled the urban landscape with their appearance and did not educate the artistic taste of Soviet citizens. The moral wear of the building is discussed in detail below.

In this course work, one of the examples of the reconstruction of the five-story house of the 1511 series is considered.

Definition of moral wear and tear of the building

Moral wear and tear by architectural and planning solution:

- No separate bathrooms in 2 and 3 bedroom apartments - 3%

- Living room less than 14 m2 - 4%

- Kitchen area less than 8 m2 - 3%

- Availability of combined bathrooms - 1%

- Front width less than 1.4 m - 2%

- Not up to date roofing and finishing materials - 3%

Total: 4 + 3 + 1 + 2 + 3 = 13%

Moral wear is 13%

This building belongs to the II group on obsolescence (the obsolescence makes up to 15%).

General technical characteristics of the building:

Since the building has wear and tear of less than 60%, its reconstruction is expedient.
