Introduction

The purpose of the course project is to consolidate theoretical knowledge in the field of reconstruction, modernization of buildings, the accumulation of practical skills in working with regulatory reference literature, and the study of the experience of reconstruction of buildings for various purposes.

The main goal of the reconstruction of buildings is to bring them into line with the requirements of users by methods of architectural, planning and functional transformation .

Reconstruction involves the reconstruction of the building with a change in the construction volume, purpose, appearance.

The main type of modern urban dwellings are apartment section houses. Many buildings erected during the period of intensive construction from the 1960s to the 1980s no longer meet modern requirements.

Firstly, buildings are physically worn out as a result of the low level of maintenance and maintenance, as well as the poor quality of the construction process in a short time.

Secondly, the buildings are worn out morally: the understated area of ​ ​ kitchens, bathrooms, bedrooms that do not meet modern requirements, the layout and functional connection of the premises to each other, the materials used, the inconsistency of the enclosing structure with the current standards for heat protection of the premises from cold and heat.

Thirdly, in the layout of apartments there is no focus on the demographic composition of the family, on the professional affiliation of each of the members, and especially on their hobbies.

Obviously, the buildings of this period of development need reconstruction, the tasks of which are:

- improving the structural and operational reliability of buildings by means of major repairs and partial new construction;

- ensuring the safety of buildings, preventing their premature decommissioning and demolition;

- improvement of consumer qualities, improvement of comfort of living;

- reduction of building power consumption due to modernization of the facade and application of modern systems of engineering equipment and instrumentation.

1.2 Design Data

At the beginning of the design we will specify the following data:

- nine-storey two-section residential building with unheated basement for 18 apartments in each section (after reconstruction);

- construction district - Irkutsk;

- the climate of the region - continental;

- climatic area IB;

- design ambient air temperature - t = -360C;

- the prevailing wind direction in the cold period of the year - SW;

- the relief of the site is calm, the elevation difference on the construction site is 1m;

- soils - loess;

- standard depth of seasonal soil freezing - 2.5 m;

- no groundwater was found at the construction site;

- take the level of clean floor of the first floor as a conditional elevation of 0.000;

- walls - ceramic hollow brick.

Apartments are designed for families of two types:

A family with one or two children;

- a family of two working members, mainly of the creative profession.

1.3 Site Plot Plan

1.3.1 Zoning of territory

The territory is conditionally divided into 4 zones.

The first, main zone is production, occupying most of the territory. Includes repair shop, open areas for machines coming for repair and for finished products.

The second zone is a complex zone consisting of a utility, warehouse and transport zone. It includes energy facilities, warehouses of raw materials (fuel, lubricants and paint materials), a network of automobile tracks.

The third zone is administrative, which is formed by a passage, administrative and household building, a parking lot for passenger and personal transport, recreation areas and landscaping territory.

1.3.2 Landscaping and landscaping

The improvement of the territory of the enterprise includes the breakdown of lawns, the planting of trees, the organization of places for outdoor recreation, the placement of small architectural forms, the arrangement of pedestrian sidewalks and platforms for individual transport.

Sidewalks are provided along main and production roads, width is at least 1.5 m.

In areas of significant crowding of people - at the aisles and ABK and checkpoint, paved recreation areas are carried out.

In the depths of the territory, the administrative building provides for the parking of personal and passenger vehicles for 20 places.

The territory is landscaped differentiated - a recreation area at the ABK, at the checkpoint and a strip along the fence. The main type of landscaping is lawn. The "green" zone at the ABK is planted with an ordinary planting of ordinary spruce and fine-leaved linden. With a building factor of more than 50%, landscaping should be at least 10%.

1.3.3 Transport and pedestrian communication

The main type of intra-plant transport is automobile. The main road is located outside the territory of the enterprise. On the territory there is a network of inter-farm roads.

Intra-plant roads are designed by a ring system. The width is assigned depending on the size of the rolling stock. In this case - combine 12000kh4400kh3980mm.

Lyudskaya and transport flows are separated. A deep entry of public transport routes into the territory of the enterprise is provided.

The entrance and entrance to the territory adjoin the city street and access road.
