Introduction

Housing is one of the most dynamic segments of the real estate market and carries a special social burden. The availability of housing and its accessibility to the population directly affect the standard of living, affect the economic culture, since the purchase of housing requires a significant cost of money, and the time of purchase is usually preceded by a long accumulation period. A massive housing market is necessary both for solving social problems and for the development of the economy as a whole.

The purchase of their own housing is a primary need for each family: without meeting this need, we cannot talk about any social priorities of society.

On this basis, the realization of the constitutional rights of citizens to decent housing is considered as the most important socio-political and economic problem. The overall scale and pace of housing construction, the real well-being of people, their moral and physical well-being, political assessments and motivation of behavior depend to a large extent on the choice of approaches to solve this problem.

In order to increase the volume of housing construction, it is necessary to work to reduce the cost of objects and reduce the duration of construction work.

Cost reduction in construction is carried out by rational space-planning solutions of buildings, correct selection of construction and finishing materials, design facilitation, improvement of construction methods. The main economic reserve in urban planning is to increase the efficiency of land use.

Space-planning and structural solution of the building

The space-planning, spatial and architectural-artistic solutions of the designed residential building are determined in accordance with the accepted functional purpose of the building, taking into account the principles that allow creating optimal living conditions for the entire building.

The building in the plan has a rectangular shape.

Designed: number of floors -3; floor height - 3.0 m; building height from elevation 0.000 - 9.8 m; dimensions in axes - 30.0 m (1-9) and 11.4 m (A-G).

The building is designed with a basement .

The building consists of one residential part. On each stairwell there are three apartments :

Two-room - with a total area of ​ ​ 47.20 m2;

One-room - with a total area of ​ ​ 35.30 m2;

Two-room - with a total area of ​ ​ 47.20 m2.

The foundation is designed as prefabricated tape. External load-bearing walls are multilayer with thickness of 520 mm and internal load-bearing walls with thickness of 300 mm are made of aerated concrete blocks; slabs from prefabricated railway plates; ladder - team, two-march railway (from platforms and marches); the roof is flat, the roof is roll .

Spatial rigidity of the building is provided by dressing vertical masonry seams, connecting slabs with anchors and laying anchors in masonry with sealing of joints between slabs.

Master Plan

Architectural and planning solutions of the master plan are developed in accordance with the purpose of the designed building, compliance with sanitary and fire safety standards. The plot plan is completed on a scale of 1:500.

Construction is underway in the city of Tomsk. The general plan is a complex of an existing building, a building under construction, as well as walkways for pedestrians and roads.

The project provides for landscaping around the building under construction, which will undoubtedly revive the appearance of the district and give it a new modern look. A playground for young children with a sandbox and a swing is arranged. In the courtyard of the house there is a platform for car parking, an economic platform. Between the houses there are sidewalks for people to pass. The designed building is located near the main street .

The territory is as landscaped as possible. Single planting trees and shrubs are planted along part of the inner perimeter of the road surrounding the development site, which serves as a noise-emitting factor and improves the ecological balance of the air environment.

Conclusion

In this course work, a project of a two-section residential building in Tomsk was developed.

As a result of the course work, the heat engineering calculation of the outer wall was carried out. A master plan for the territory of the designed building has also been developed.

Elements of the foundation and reinforced concrete slabs of the coating and floor were selected and the specification of structural elements for the entire volume of the building was completed.

Technical and economic indicators were calculated according to the purpose of the building.

The explanatory note gives the characteristics of all elements of the building according to the task with the appendix of the list of literature.
