Introduction
Housing and communal services in Russia and around the world are of great importance, this area provides the necessary comfortable living conditions for the population. For the most efficient and full-fledged operation, as well as for the absence of emergency situations, it is necessary to monitor and maintain the technical condition of the building, namely, to monitor the condition of the buildings and eliminate the arising malfunctions .
During the operation of buildings under the influence of environmental factors, the properties of materials and structures change, therefore, defects in building elements appear, which can pose a serious threat to the entire structure of the building and pose a danger to the life of the population. Therefore, it is necessary to evaluate the technical condition of structures and equipment of buildings and develop measures to eliminate them .
The main purpose of surveys of the technical condition of building structures is to identify the degree of physical wear, the reasons for their condition, the actual operability of the structures and the development of measures to ensure their operational qualities.
The relevance of the course project is justified by the importance and need to maintain the proper condition of the operated housing stock.
The object of the study is an apartment building, and the subject is the technical condition of an apartment building.
The purpose of this course project is to determine the technical condition of apartment buildings, for this it is necessary to perform the following tasks:
1. Study and analyze the objects of study;
2. Make punch lists;
3. Determine weighted average value of physical wear and tear of each building;
4. Determine the causes of defects and measures to eliminate them;
5. Draw up a management plan for each MKD.
Conclusion
The emergency condition of residential buildings can cause unpredictable catastrophic consequences. Therefore, a comprehensive security system should be implemented on each such building.
One of the most important elements of this system is measures to prevent damage to the building. To do this, it is necessary to conduct timely monitoring of the condition of the building.
The good condition of the housing stock is important for life in safety and comfort of the population, the timely determination of the physical wear and tear of the building allows you to plan the necessary measures to reduce the wear and tear of the building.
To fulfill the goal set in the course project - to determine the technical condition of apartment buildings, I completed the following tasks:
