The cessation of funding for construction by the state, the limited possibilities of municipal financing led to a change in the structure of the facilities under construction. Industrial construction has almost ceased. Housing construction continues, albeit in small volumes. The main source of financing is the money of the population as a result of individual construction.

Arkhangelsk is a city with many years of history and needs to update dilapidated and emergency housing in its central part, there was also a need not only for residential, but also in office premises, therefore this project meets the needs of the construction site, and also has two functional features, since it has not only a residential part, but also public premises.

The building is a 16-apartment residential building with built-in public premises is four-story. Office premises are located on the ground floor, in agreement with the customer, the planned solution is of an open nature, characteristic of the modern design of office buildings. On the second - fourth floors there are residential apartments for people to live in.

Construction site. Climatic conditions.

The allotted land plot is located in the city of Arkhangelsk bounded by Pomorskaya Street, Karl Liebknecht Street, Lomonosov Avenue and Novgorod Avenue adjacent to a residential building. According to climatic conditions, the construction site of a 16-apartment residential building in the city of Arkhangelsk in accordance with SNiP 230199 "Construction climatology" belongs to the IIA district. The climate of the region is temperate continental with cold long winters and relatively warm short summers. The average monthly temperature in the year ranges from -4 to 14 ° C in January and from + 8 to + 12 ° C in July .

A 16-apartment residential building is located from the north-east of a residential nearby ten-story panel house. On the west side of the designed house there is a playground and parking lot, on the southeast - a two-story wooden residential building. The public facade of the residential building is located on the northeastern side, residential - southwestern. To ensure the connection of the designed house with Novgorodsky Avenue, a pavement with asphalt pavement is provided .

Areas free from development and roads are landscaped by the installation of lawns and the planting of trees and shrubs of local species. Park benches are arranged in the courtyard of the house.

Relief of the construction site.

The survey site is located at the intersection of Karl Liebknecht Street and Novgorod Avenue. Engineering and geological surveys were carried out by ArkhTISIZ in 1989 at the stage of the working project in order to establish a geological and geological structure, determine the physical and mechanical properties sufficient for designing on a pile foundation, determine the level of groundwater and its forecast. The relief of the site is flat, with absolute elevations of 7.237.60 m in the Baltic altitude system. There are single trees and shrubs. The layout elevation is accepted 8.01 m.

Soil and hydrogeological conditions.

The planned high-altitude breakdown and binding of the wells was carried out in the local coordinate system and the Baltic altitude system.

Hydrogeological conditions of the site are characterized by the presence of one aquifer confined to bulk soils and peats of swamp sediments and groundwater confined to sands of dusty marine interglacial sediments.

1. The underground waters of the first aquifer are opened at a depth of 0.4 0.9 m, at an absolute elevation of 6.83-6.61 m. Loams serve as a water stop. Feeding is carried out due to infiltration of atmospheric precipitation. In the autumn-spring periods of the year, it is possible to increase the water level to marks close to the surface of the earth.

According to the results of chemical analyses of the waters of the first aquifer, transparent, light-yellow, rotten odor, fresh and slightly saline, rigid and very rigid, neutral, hydrocarbonate sodium magnesium and hydrocarbonate chloride sodium-calcium.

2. Underground waters confined to dusty sands of marine interglacial sediments are opened at a depth of 11.012.6 m, at an absolute elevation of minus 3.46 - minus 5.09 m. Solid loams serve as a water stop. The water is pressurized. The value from the observed head reaches 7.3 m.

According to the results of chemical analyses, groundwater is clear, yellowish, odorless, slightly salty, soft, slightly alkaline, hydrocarbonate sodium.
