Draft design of a private two-storey house with an underground, an attic

The preliminary design of a private two-storey house with an underground, an attic and designed for construction both in Russia in accordance with the terms of reference approved by the customer, and  for any other country in the world.

Initial data on construction conditions:

Approximate service life of at least 50 years (class 3).

The class of responsibility of the building is 2.

Estimated winter temperature for climatic region II, according to SP 131.13330.2020:

the coldest five-day period - 32 ° C;

the coldest days - 36 ° C;

absolute minimum air temperature - 42 ° C.

Standard high-speed wind pressure in the first district according to SP 20.13330.2016 - 23 kgf / sq. m (0.23 kPa);

Standard snow load in the III district according to SP 20.13330.2016 - 100 kg / sq. m (1.00 kPa);

The degree of fire resistance of buildings is 3 (SP 2.13130.2020).

The humidity zone is normal.

Seismic resistance - no more than 5 points.

Technical and economic indicators of the building

 
The building area is about 76.7 m2.

The area of the house, excluding the balcony, attic and underground, is about 123.5 m2.

The area of the house, including the balcony, attic and underground, is about 250.7 m2.

The area of one balcony is 3.8 m2.

The total area of living quarters on the second floor is about 46.m2.

Types of premises

The garage is designed for 2 large class cars.

The area of the parking space is about 48.0 m2.

The layout, the area of the boxes and the underground are indicated in the floor plans.

An attic with a wall height of 1.5 is designed.

Balconies are provided on the side of the main façade.

The area of bathrooms is about 3.8 sq. m

An adjacent bathroom with toilet is proposed to be placed on the second floor.

The composition of the premises:

On the ground floor: garage for 2 cars, staircase;

on the second floor: 3 non-residential premises, stairs;

General description of architectural solutions

Communication between floors by stairs.

There is no elevator.

There is no garbage chute.

The roof is gable, partially exploited, unheated.

The roof angle is 25 degrees.

Access to the roof is possible via two metal stairs attached to the rear façade.

It is possible to redesign the exit to the roof from the attic.

A metal fence with a height of 0.5 m is designed around the perimeter of the roof.

It is proposed to install solar panels on the roof.

Ventilation is natural, supply and exhaust. Forced ventilation is not provided.

The total number of ventilation ducts of the building is one.

Air conditioners are proposed to be placed on the side of the main façade.

The spatial rigidity and stability of the building is ensured by the joint work of foundations, load-bearing walls and ceilings.

The floors in the building are designed for both reinforced concrete slabs and a monolith.

Storm and melt water runoff is carried out through 4 external water pipes.

It is possible to collect rain and melt water in a tank with a volume of about 7.0 m3, installed underground, with the possibility of increasing the volume.

Along the side of the garage there are parking spaces for cars.

It is possible to refine the height of the first floor up to 3.5 meters.

On the second floor there are three isolated rooms, a staircase, a corridor.

Exit to the balcony from one room on the second floor.

On the side of the rear façade, a window is designed on each floor.

From the side of the rear façade on the first and second floors, one window is designed.

In the side facades of the building, windows on the second and third floors are designed.

In the attic, two windows are designed from the main façade and one window from the rear façade. 

The size of a standard parking space is designed for machines:

middle class with a mass of up to 2.5 tons and with the following overall dimensions: length - 4950 mm., Width - 1950 mm., Height - 2000 mm.

large class with a mass of up to 3 tons and with the following dimensions:
length - 5600 mm, width - 2000 mm, height - 2100 mm.

The height limit for all cars in the parking lot is 2.2 m.
