Master Plan

The designed 3-storey hotel with an adjacent ground parking lot is bounded from the north by Kremenchugskaya Street, from the west. Rural and residential buildings, from the south are bounded by residential buildings, from the east - residential buildings, from the north-east entrance for fire fighting equipment, in the west there is a recreation area.

The building meets all sanitary and hygienic requirements. The building is 15 m away from the road, 10 m from the neighboring site.

The master plan provides for a 6-meter round trip around the hotel complex.

The section size is 90x51 m.

The entrance is oriented from north to south. There is access to the house on all 4 sides. Entrance to the courtyard is carried out on both sides of the house, also behind the house there is a ground parking for cars. In front of the entrance is a covered entrance of cars directly to the entrance to the hotel .

On the back of the house in the courtyard there are places of rest, benches tables where vacationers can relax in nature. A large area will green the courtyard. Relief without sharp height differences.

Architectural and planning solutions

Architectural and planning solution developed in accordance with SP 118.13330.2012

"Public buildings and structures SNiP 2.08.0289"

As a conditional elevation 0.000, the elevation of the clean floor of the 1st floor is adopted.

The designed 3-storey hotel complex with the adjacent territory and its parking lot represent a single construction complex at Rostov-on-Don st. Kyrgyz 38g/3.

The solved shape is provided by a rectangular compact shape, 11 meters high. The main entrance to the hotel complex is made on the side of the street. Kirghizskaya in front of which there is a lift for cars and a favorable exit from them for future guests of the hotel, there is a canopy above this entrance, and ramps made in accordance with the joint venture 59.133302011 "Accessibility of buildings and structures" are provided for people with limited mobility.

The building has been planned with the conditions of all regulatory requirements. At the entrance to the building there is a large wide reception where vacationers will feel the space and comfort.

On the ground floor there are two room rooms with low mobility groups with an area of ​ ​ 34.4 m2.

Also on the ground floor there are lounges for visitors with entertainment services with an area of ​ ​ 82 m2.

On the ground floor there is a dining room with its own kitchenette and a visitor hall with an area of ​ ​ 40m2. There is also a director's office, a staff room. There is a vicious 20m2 for guests and a room for ironing linen 14m2. And electric shield.

The first floor also has access to two staircases providing communication with all floors of the building, evacuation and technical entrances. One of the stairs of the internal type, and the second located on the side of the street is intended for an evacuation exit.

On the opposite side of the building there is an entrance and entrance for loading products into the storage room of the dining room.

On the second floor, at elevation 3.300, only guest rooms and a staff room are located directly.

The composition of the space of the second (typical) floor is available in the explication of the plan of the second (typical) floor.

The hotel building has 3 residential floors with a standard set of rooms, differing only in capacity. Residential floors have a height of 3 meters. Each floor has an open straight corridor.

An important circumstance that influenced the compositional solution of the hotel house and its storey were economic decisions. In this territory, allocated for development, it was necessary to achieve the maximum exit of residential rooms, and at the same time less money, which made the construction more profitable.

The location of the building, the orientation of the apartments provide normative insolation and aeration of the residential premises of the designed house.

Design Solutions

Building of a 3 storey hotel house.

The building is brick with external self-supporting walls made of ceramic full-white brick, faced with silicate brick. This design allows for good thermal protection of the building and noise reduction. The advantage of this construction is also the durability of the material of its strength and brick walls can be used without using a frame, allows you to rest floor slabs directly on brick walls, and columns are needed in frame buildings. Therefore, in low-rise construction, it is economically better to use load-bearing walls made of brick.

With reinforced concrete slabs. Roof coverings are made flat of reinforced concrete slab with insulation by bracing creating slope on roof of 2%.

And a water-insulating carpet made of polymeric materials.

Ventilation into the building is naturally carried out through ventilation channels, which are brought directly to the outside and located on the roof of the building above the parapet by 30 cm.

Internal walls with a thickness of 380mm are made of full ceramic brick. Internal partitions with thickness of 120 mm are made of hollow ceramic brick and reinforced with reinforcement mesh through 6 rows of masonry in height.

The internal staircase is made of monolithic reinforced concrete structures connecting all 3 floors. As an additional evacuation exit outside there is a metal evacuation staircase for all floors.

Fire-fighting measures and evacuation of people from the building

All load-bearing and enclosing structures of the house are made non-combustible and provide I I degree of fire resistance.

Fire-fighting measures adopted in the project comply with the requirements of the SNiP chapters and provide for:

- evacuation from the living part through staircases directly outside;

- arrangement of emergency exits from each number to the corridor, and from the corridor by escape stairs to the outside

- smoke removal from floor corridors of the residential part and public premises through special shafts, from other rooms through windows and doors.

- fire alarm;

- fire-fighting water supply system.

- arrangement of fire-fighting doors in fire-fighting walls and

partitions.

There are two evacuation stairs, one internal reinforced concrete and the other external metal.

Measures to ensure the living conditions of persons with disabilities and persons with disabilities

Architectural and construction solutions of the designed building of a residential building comply with the requirements of SNiP 35012001 "Accessibility of buildings and structures for low-mobility population groups."

The project provides for measures to the extent stipulated by the design task agreed by the Department of Social Protection of the Population of Rostov-on-Don.

The project provides for vertical layout, ensuring free movement for persons with disabilities. At the intersection of pedestrian tracks with the roadway, a "local" lowering of the curb to 2.5 wave4 cm from the level of the roadway is provided.

For wheelchair access to the entrance to the hotel room. located on the 1st floor, a ramp is provided. Additional information devices should be provided for the visually and hearing impaired.

Environmental protection during building construction

The technical solutions adopted in the project comply with the requirements of environmental, sanitary, fire and other standards applicable on the territory of the Russian Federation.

The design provides for all types of engineering equipment.

Technical decisions taken by the project exclude the ingress of rain and sewage into groundwater.

The vertical layout is solved with maximum preservation of the existing terrain and open drainage of rainwater.

This project provides for environmental protection measures, both during the construction work and during the operation of the facility after the completion of its construction.

Protection of land resources

The following measures are envisaged for the protection of land resources:

- vertical layout with maximum preservation of existing

relief;

- open drainage of rain water;

- arrangement of watering cranes for watering lawns and trees;

- centralized removal of garbage containers.

Further, solid waste of consumption and estimates from the territory is centrally exported by special vehicles under an agreement with the Clean City MU to the TOP landfill, Rostov-on-Don.

Fluorescent lamps are temporarily stored in metal locking boxes in a special room on the 1st floor of the building.

- when performing repair works, portable lamps with a voltage of not more than 42 V shall be used;

Air Pool Security

In order to reduce emissions into the atmospheric air from the construction site, the following measures are provided:

- watering of the territory during construction in order to reduce dust formation;

- systematic inspection and adjustment of engines of machines and mechanisms of construction machines;

- pollutant emission charges.

In order to reduce emissions of harmful substances into the atmospheric air for the period of operation, the project provides for the following measures:

- operation of road transport on unleaded gasoline AI95;

- systematic adjustment of engines;

- annual examination of the state of cars by the traffic police;

- solid coverage of driveways;

- watering of the passage area in order to prevent dust formation.

In accordance with the current regulatory documents, it is recommended to periodically monitor the sources of emissions of harmful substances into the atmospheric air by subcontractors on a self-calculated basis according to the schedule agreed with environmental authorities.
